SG Property Price

This add-on uses the URA managed Private Residential Property Price Index on Data.gov.sg to provide an indicative price of your property based on overall price movements of property in Singapore (by quarter).

Data for the index are computed using stratified hedonic regression method. It is a general indication based on prices of private properties, office, shop, multiple user factory and warehouse.

Required parameters

The following parameters can be configured in Settings > Open (for this extension):

epoch

The year and quarter when your property is purchased. This has to be in the format YYYY-QN where N can be 1, 2 3 or 4. For example, 2012-Q3.

basePrice

The base price in which your property is purchased, in psf (per square foot). For example, 1000. The $ sign is not necessary, but the psf price is in $. Base prices in other commodities will be supported in the future.

pricedIn

Indicates the commodity in which the commodity-to-be-updated is priced in, i.e. $

symbol

Denotes the commodity to be updated. I.e. ORD. You can use any text here to denote your property but make sure it doesn't clash with other commodity symbols that you may use

How it works

The add-on calls the following API:

https://data.gov.sg/api/action/datastore_search?resource_id=947b5cbe-0b0a-4fdb-b06e-aca1e34d87fd&limit=200

to get the index value when the property is purchased (closest quarter).

It then gets the index value of the most recent quarter.

Both values obtained thus far forms a growth ratio that is then used to arrive at the current price by multiplying the base price with the growth ratio.

Installing the add-on

Find Current Price (Singapore Private Property) in Extensions settings, then click on GET.

Updating property price

Click on Update > sgprop. A new price in this format will appear in your journal:

P 2019/5/2 5:56:57 VCBP $1006.05

Click Save if OK.

Recommended workflow

Download once per quarter. On the 1st of every quarter, update the indexed price of your property.
